Usually your home will be inspected once your home is under contract with a Buyer. The Buyer's inspection often occurs within the first ten days after the Buyer is under contract to purchase your home. The Buyer has the right to conduct due diligence and have your home (their future home) inspected during this time period.
During the inspection, if the Buyer finds functional / material issues with your home that are deemed "unsatisfactory" you will receive an "inspection notice" either terminating the contract or requesting you to correct the issues noted. At this point you, the Seller, can repair each of the issues requested or you can provide a counter-offer with an alternative solution requesting the Buyer to accept.
Generally, the Buyer is having the property inspected to insure there are no major problems with the home they are planning to purchase.
Preparing for the Buyer's Inspection
As the Seller, thoroughly inspect your home and fix all of those things that are not working properly or need touchup / repair. If there are problems or concerns with your heating, air conditioning, roof, electrical or plumbing systems it is worth having contractors come out and repair them BEFORE your home is inspected by the Buyer. This will reduce the risk of losing potential Buyer's or having any repair surprises when negotiating.
Consider proactively having your home pre-inspected. This places you in a better negotiating position, understanding what needs to be repaired prior to negotiations beginning. Having a pre-inspection done by the Seller will NOT prevent the Buyer from having their own inspection done. What it will do is provide you a much stronger information base to work from during the negotiation process.
