First and foremost, it only takes "one buyer" to get your home sold. This also means we, as a team, need to do our best to accommodate potential Buyer's interested in looking at your home as best as reasonably possible. Sometimes there will be requests for a house showing on short notice. Often this occurs when Buyer's drive through neighborhoods they are interested in and find a home they are interested in and need to see it right away. They believe "this could be the one!" and call their Realtor to view the home on short notice. Most Realtors plan their day and will provide a greater lead time to show a home when setting up an appointment. However, sometimes (not often) short notice requests are received. The vast majority of scheduled showings will be with reasonable lead times...but there may be a few "short lead time" showings and we should do our best to try to accommodate them when possible.
Tidy up and leave your home
With all of the tips we can provide, one of the most important is to tidy up your home when a showing is scheduled and leave before the potential Buyer (accompanied by a Realtor) arrives. When a Buyer is viewing your home, they are trying to determine if they are able to mentally "connect" and see themselves living in your home. They are not going to be able to make that "connection" if you or your family are in the home. If you want to Sell your home, you need to provide the Seller (who will be accompanied by a Realtor) the space they need to see it.
How long do showings take?
Generally speaking, the longer the better. If a potential Buyer goes in and out of your home quickly that is not a good sign they are interested. If a potential Buyer takes a while to view the property that is a positive sign. It doesn't necessarily mean they are "interested" but it is certainly a positive sign they might be.
In the event you happen to return to your home and the Buyer's are still viewing your home, just wait down the street and do not disturb them. Allow them the opportunity to take their time.
