Buyers will sometimes get ahead of themselves and start the hunt for a home before they are prepared or understand what their true limits are regarding financing (assuming they will not be paying by cash and will be financing the home). It can be a tremendous waste of their time, and everyone else involved in the process if the Buyer isn't qualified to purchase the home they are intersted in.
Sometimes the Buyer may have to sell a property before they can purchase a property such as yours. Depending on where their home is in the sale cycle, this could take much more time than you are willing to provide. Knowing the Buyer's circumstances up front prior to accepting an offer is critical.
The best buyer is a fully qualified Buyer with a loan in place and no property to sell. That is the ideal scenario.
